Notice to Residents - Town of Nokomis
Proposed Zoning Bylaw Amendment – Bylaw No. 2026-1
The Town of Nokomis is considering an amendment to Zoning Bylaw No. 2024-03. This amendment would allow Boarding Houses to be considered as Discretionary Uses within the R-SF and R-MF Residential Districts.
This change does not automatically approve any specific development. Instead, it allows Council to review proposals case-by-case through the discretionary use process, ensuring that each application is evaluated for suitability, parking, safety, and neighbourhood impact.
If adopted, Bylaw 2026-1 will:
• Add Boarding House as a discretionary use in R-SF and R-MF
• Add interpretation:
• Add evaluation criteria for Council when reviewing applications
This amendment applies to all residential districts in Nokomis.
Residents may review the full text of Bylaw 2026-1 at the Town Office, 101 3rd Avenue West, between 9:00 a.m. and 4:00 p.m., Monday to Friday (excluding holidays). Copies are available at cost. 306-528-2010
Council will hold a public hearing on:
Date: October 21, 2026 Time: 8:00 pm Location: Nokomis Centennial Hall
Any person may attend the hearing to present comments, concerns, or support for the proposed amendment.
Written submissions may also be provided to the Town Office prior to the hearing.
The Town is exploring ways to support housing flexibility and allow additional residential options within existing neighbourhoods. Discretionary use approval ensures that Council retains full authority to approve or deny individual proposals based on local conditions.
“Boarding House” shall mean a building, or portion thereof, containing sleeping rooms without cooking facilities, where lodging is provided with or without meals, for compensation, to three or more persons not related, not including the owner or operator, and shall not include a hotel, motel, group home, or personal care home.
Issued at the Town of Nokomis this 24 day of September 2026.
